What goes on your roof

The manufacturers whose material we install and the supplier we buy it through. Every product on your estimate is named by manufacturer, product line and color before you sign — never as “architectural shingle” and a price.

Most homeowners buy two roofs in a lifetime. This site is written so yours is a good one.

Roofing is unusual among home repairs: once it is finished you cannot inspect it, and the parts that fail are the ones you never see. That asymmetry is why the trade has the reputation it does.

So rather than a brochure, we have written this site as a set of explanations. What each layer of your roof does. What actually causes leaks. What moves a price up or down. How to read three bids that look nothing alike. Read it before you call anyone, including us.

The short version

A roof is an assembly of seven layers. Six of them are invisible once the job is done. The cheapest way to fail is to buy on the top layer alone.

If you already know what you need, the fastest path is a phone call. If you do not, start with the homeowner guide.

How we quote

We measure your roof before we price it

Most quotes are a number on a page. Ours is a takeoff: the roof is measured from satellite imagery, county records and lidar elevation data, those three sources are cross checked against each other, and the materials are priced from the measured area. You see the quantities behind the total.

01

Measured, not guessed

Three independent sources, cross checked, before anyone climbs a ladder.

02

Every material named

Each line shows the product and the coverage it is priced from.

03

No quiet add-ons

Anything found under the shingles is photographed and priced for you to approve.

04

Insurance ready

The measurements and photographs an adjuster needs, in the format they expect.

Real footage

This is what a RafterCore inspection looks like

Not a stock clip. This is one of our own inspections, walked and filmed on a real roof. Thirty seconds, no commentary, nothing staged.

The valley

Roofing built for Arizona sun, not borrowed from somewhere else

A roof here is fighting ultraviolet and heat, not snow load. Tile underlayment goes brittle, asphalt ages faster than the packaging promises, and monsoon wind arrives sideways. We detail for that, and we will tell you which of it actually applies to your roof.

Common questions

How much does a new roof cost?

Most 1,400 to 2,200 square foot homes in Greater Milwaukee fall between $9,800 and $18,400 for a full asphalt replacement. Pitch, existing layers and how cut up the roof is all move that figure.

In the Phoenix valley, a full asphalt replacement runs $8,900 to $16,800, and a tile re-underlayment $11,500 to $24,000. Pitch, existing layers and how cut up the roof is all move those figures.

How soon can you look at it?

Usually within two business days, and the same day after a storm. The inspection and the written scope cost nothing either way.

What if you find rotten decking?

We photograph it and show you before it is covered. It reaches your bill as a change order with the price on it, which you approve first. Nothing is ever added quietly.

Do I have to replace the whole roof?

Often not. A roof with sound decking and one failing area can be repaired for years of extra life. We will tell you which you are looking at, and we would rather send you away for three years than sell you a roof you did not need.
