Four things that move a real number, and none of them are on this page
We would rather tell you the limits of the tool than let you find them out after signing.
- ✓Existing layers. Two layers is twice the tear-off and twice the disposal. Nobody knows until someone lifts a corner.
- ✓Deck condition. Invisible until the roof is open. We price it per sheet up front so it cannot become a surprise.
- ✓Flashing and detail. Chimneys, skylights and wall lines. Reusing old metal makes a bid cheaper and a roof worse.
- ✓Access. Where the truck and dumpster can sit, and how far material has to be carried.

Common questions
How accurate is this?
It is a ballpark, and we would rather call it that. It uses your floor area, a pitch multiplier and the price band for your material, which gets most homes within a reasonable range. What it cannot know is your existing layers, your deck condition, how cut up the roof is, or the flashing detail. Those are the things that move a real number, and they need someone on the roof.
Why do you not just measure it from the address?
We do, but not from a web form. Our estimating platform measures the roof from satellite imagery, county records and lidar, then cross checks all three. That takes a few minutes of real work rather than a second of guessing, and it happens when we build your actual scope.
Is the number here what I would pay?
No, and any tool that tells you otherwise is selling you something. This is a range to tell you whether we are in your budget before you spend time on a call. The written scope is the number you can hold us to.
Does a steeper roof really cost that much more?
Yes, for two reasons that compound. A steeper roof has more surface area for the same footprint, so it takes more material. And above about 7/12 the crew needs staging and moves slower, so it takes more labor. That is why pitch is its own multiplier here rather than being buried in the price.
